Vacant Property Inspections

Under no circumstances will any keys be handed out to any prospective tenants. All inspections will be carried out with our Property Manager in attendance.

Tenant Selection

We process all complete tenancy applications upon submittal. We are particularly discerning when it comes to maintaining the quality of our tenants for our managed properties, each application is carefully processed ensuring that the potential tenants are able to meet and maintain all responsibilities of the tenancy agreement. We keep you informed of applications, so you can take part in the selection and decision process.

National Tenancy Database

All landlords are offered the option of obtaining a National Tenancy Database check on any prospective tenant who may submit an acceptable application on the property.

My Connect

My connect is a free service to all Us Real Estate clients. My Connect offers the ease of contacting suppliers for items such as gas, electricity, removalists etc… My Connect can, in one phone call to you, organise all of the suppliers on your behalf. South East Water will always be notified by our Property Manager of the new tenant’s details before the commencement date of the tenancy.

Landlords Insurance

Landlord Protection Policies are especially designed to alleviate any concerns you may have regarding financial loss as a result of a tenant’s actions.
Landlord Protection Policies offer a range of benefits and features in addition to those found on standard policies, all at a competitive price and for a minimal tax deductible fee. You can not afford to be without it.
Landlord Protection Insurance can cover you for the unexpected:

Condition Report

A fully detailed report will be carried out before a new tenancy takes place. This will be a fully written report supported with photographs.

Property Inspections

Routine inspections are conducted in accordance with the Real Estate Tenancy Act and are carried out at regular intervals throughout a period of tenancy. The first initial inspection is carried out 3 months after a tenant has moved in to the property and every 6 months thereafter. A detailed report is provided after each inspection and all landlords are welcome to attend each inspection.

Property Maintenance

We advise our landlords immediately in regards to any maintenance issues that are brought to our attention throughout the tenancy. All property maintenance is discussed with the landlord before organising the repair, with the exception of an emergency maintenance issue (all efforts will be made to contact the landlord or landlord’s emergency contact before going ahead with the repair).

Rent Reviews

Your property will be reviewed on a regular basis to ensure that the rental amount achieved is in line with current market values and to ensure that you receive the maximum return on your investment.

Rental Arrears

We monitor our tenants payments on a regular basis and implement a strict policy in regards to late rent; we communicate with our landlords throughout this process keeping you fully informed and fully aware of the current situation.

Landlord Payments

Depending on your requirements we can tailor your payments to suit your needs. We do payments to our landlords multiple times every week. Some landlords choose to be paid once a month but we can pay you weekly or fortnightly depending on how your tenants pay their rent. Payments are electronically transferred into your account for your convenience.

Financial Administration

Landlords are provided with a detailed statement of incomes and expenses at the time of each disbursement. Landlords will also receive an End of Financial Year Statement at the end of the financial year showing a summary of all income and expenses.
We can also offer an additional service of looking after payments of your regular expenses such as water rates, rates, body corporate fees and insurance premiums. There is no additional cost for this service.
